If you own your home and you’re 65 or older, the Home Owner Grant can take a real bite out of your property tax bill. For 2026, it’s worth up to $845 off your tax bill in Metro Vancouver, the Capital Regional District, and the Fraser Valley, a bit more if you’re outside those areas. Veterans and people with disabilities can qualify for the same amount.

The grant does phase out for higher-value homes, but the cutoff is a bit more generous this year. The 2026 threshold is $2,075,000 in assessed value, lower than it’s been in recent years, as home values eased. If your home is assessed at or below that line, you get the full grant. Above it, the grant shrinks gradually rather than disappearing all at once.

You have to apply for the grant yourself every year, it isn’t automatic, even if you got it last year. Apply online or by phone before your property tax due date, which your tax notice will show.
